Landscaping, Hardscaping and Land Clearing in Daniels

Daniels sits about 2,370 feet up, just south of Beckley, and much of it is steep hillside. The federal soil survey puts over half the land in its census boundary on slopes of 15 percent or more. The ground is stony, and shale or sandstone often lies about three feet down on the ridges. In Glade Springs Village, a patio or a wall also needs the property owners association's approval before work starts.

Veridian Corp is a landscaping contractor serving the Beckley area, and Daniels is part of our service area. We design and install landscapes here, and we build paver patios and retaining walls for sloped yards. Our machinery also clears brush and grades lots. Call or text (304) 237-1212, and we look at the job and put a free estimate in writing.

Planning a Patio or Wall in Glade Springs Village?

Glade Springs Village shares the Daniels address and sits east of Ritter Drive, around three golf courses and Lake Chatham. Its neighborhoods are Old Glade, Stonehaven and Woodhaven. Stonehaven sits by Lake Chatham, a 70-acre man-made lake. Woodhaven rolls over hills with big changes in grade, and Old Glade borders the Glade Creek gorge.

The Glade Springs Village Property Owners Association has an Architectural Control Committee, or ACC, that reviews outside work. Its 2025 rules require an ACC permit for patios, retaining walls, sidewalks, driveways and lot clearing. No work starts before that permit is issued. ACC approval is also separate from any Raleigh County permit the job needs.

Walls in the Village stay in natural tones such as tan and gray. A retaining wall over three feet tall needs a licensed engineer's certification before it is built. We design block retaining walls and patios to fit those limits. The owner then submits the plans to the ACC.

Hillside Homes and Stony Ground Along C and O Dam Road

Outside the Village, Daniels is mostly single-family homes, and most are lived in by their owners. Census survey estimates put the median year built at 1975, and about two thirds went up before 1980. The 2020 Census counted 1,654 people inside the Daniels census boundary. C and O Dam Road runs through the middle of it.

Close to a third of that land is the Layland-Dekalb-Guyandotte complex, on 35 to 70 percent slopes. The soil survey rates it extremely stony. Gentler benches hold Laidig channery loam, a loam with thin, flat rock pieces in it. Laidig has a dense layer about four feet down, and water moves slowly through it.

On that ground, a patio needs a dug-out base of compacted stone, and a steep bank may need a terrace. A yard that has grown in may also hide old stumps under the brush. Our land clearing work opens it back up. Then we grind the stumps and regrade a rutted gravel driveway with number 57 stone.

Beaver Creek, Flood Zones and Raleigh County Permits

FEMA has studied about five and a half miles of Beaver Creek inside the Daniels census area. About 3 percent of that area sits in a mapped 1 percent annual chance floodplain. Grading or filling in that floodplain needs a Raleigh County floodplain permit. You can look up an address on the state's WV Flood Tool.

Daniels has no town government, so Raleigh County handles building and zoning. The county building code exempts a retaining wall up to two feet above grade, unless it holds up added weight. Even an exempt structure needs a pre-application, so the county can check zoning and flood rules.

On corner lots, county zoning caps fences, walls, hedges and plantings at 3 feet within 20 feet of the intersection. State law says anyone who digs or grades calls 811 at least two business days ahead. The Raleigh County Building Code Office in Beckley answers permit questions, and we point you there.

Roads, Snow and the Working Season in Daniels

Ritter Drive carries US 19 and WV 3 through Daniels, and the West Virginia Turnpike clips its southwest corner. The state's Beckley Z-Way project runs from the WV 3 junction at Shady Spring toward Beckley. Its plan calls for three lanes on US 19, with a center turn lane.

The NOAA weather station at Raleigh County Memorial Airport sits about three miles north of Daniels. Its 1991 to 2020 normals show about 56 inches of snow a year. The low drops to freezing or below on about 107 nights a year. In winter, we do snow plowing for driveways and parking lots.

October is the driest month at that station, and the median first fall freeze comes around October 21. We keep building hardscapes into late fall. Frost-tender spring color is safest after the median last spring freeze, around April 22.

Daniels FAQ

Questions We Hear Around Daniels

A few of the questions we hear most around Daniels. If yours is not here, call or text and ask.

Call (304) 237-1212

Do I need ACC approval for a patio in Glade Springs Village?
Yes. The Village's 2025 rules require an ACC permit for any change to a home's exterior beyond routine upkeep. That covers patios and retaining walls, plus cutting and filling the ground. Ask the property owners association office for the current rules before the design is final.
Can you remove trees on a Glade Springs lot?
Yes, after the ACC approves them in writing. Trees over six inches across may come out within ten feet of the house, as may dead or hazard trees. The owner marks each tree with bright flagging tape before the association inspects it. Our tree removal work then takes down the approved trees our machines can reach, and the debris leaves the lot.
What does landscaping cost in Daniels?
The slope and the rock under the yard drive much of the price. Machine access and hauling add to it, and so does an engineer's design for a tall wall. In Glade Springs Village, the ACC's rules on materials and colors can shape the plan as well. We look at the job and put a free estimate in writing, and financing is available.
Does a retaining wall in Daniels need a permit?
Raleigh County exempts a wall up to two feet above grade, unless it holds up added weight. A taller wall needs a county building permit, and starting before the permit doubles the fee. In Glade Springs Village, every retaining wall needs an ACC permit too. One over three feet also needs a licensed engineer's certification.
What plantings work in Glade Springs Village?
The ACC rules allow a natural look, with native plants and mulch under the forest. A formal look with lawn and defined beds is allowed too, or a mix of both. The association office keeps a list of deer-resistant plants. We design the beds, then plant the shrubs and seasonal color.
